Canewood HOA – Frequently Asked Questions


1. What are the Homeowners Association (HOA) fees in Canewood?

As of January 1, 2026, HOA dues are $150 per month, totaling $1,800 annually.

2. What do HOA fees cover?

HOA dues support the following:

  • Golf course greens fees
  • Maintenance and improvement of shared community amenities, including the pool
  • General maintenance and upkeep of common areas

3. Can homeowners opt out of paying HOA fees?

No. All Canewood homeowners are legally obligated to pay HOA dues pursuant to deed restrictions recorded with the property.

4. Can homeowners use their own golf carts?

Yes, subject to restrictions.

  • Only battery-powered (non-gas) carts are permitted on the course.
  • A trail fee is required and must be paid at the pro shop annually.

5. Can the pool be rented or reserved?

No. The pool is a shared amenity for all Canewood homeowners and may not be reserved or used in a manner that excludes other members.

6. What if I have documents that conflict with information on this website?

Please contact the Board. Some older documents may have been amended or replaced, and the Board can confirm which governing documents are currently in effect.

7. What types of items or improvements are regulated in the neighborhood?

Certain items are subject to regulation, including (but not limited to) fences, basketball goals, work vehicles, signage, and exterior home improvements. Please contact the Board for specific requirements or approval processes.

8. We are considering a home in another HOA. Can we switch HOA membership or join Canewood amenities?

No. Membership in the Canewood HOA is limited to properties within the association.

The pool is for exclusive use of Canewood HOA members.

The Canewood Golf Course does offer golf memberships that are open to the public.

9. Does the HOA provide coverage for damage caused by errant golf shots?

No. Homeowners living near the golf course should anticipate occasional incidental impacts from normal play. The HOA and golf course are not responsible for damage caused by unintentional golf shots, nor are individual golfers typically held liable. Homeowners are also expected to reasonably accommodate standard golf course operations, such as early-morning maintenance and routine course activity.

10. We are buying or selling a home. What steps are required for HOA registration?

Please refer to the Documents section of this website. New homeowners should complete the Canewood New Resident Form, which facilitates the transition from the prior owner. Sellers are encouraged to direct buyers to this information and notify the Board of ownership changes when possible.

11. Is fishing allowed in Canewood ponds?

No. Fishing is prohibited in all golf course ponds.

12. Are rentals of homes within the HOA permitted?

Yes, subject to an established rental policy outlining restrictions and requirements for landlords and tenants. Please contact a Board member for additional details.

13. How does the HOA Board communicate with members?

The Board communicates primarily via email and through a private, members-only portal, where homeowners can access announcements, events, dues information, and violation notices. Dues may be paid online, and electronic payment is encouraged to improve efficiency and reduce administrative costs.

14. When does the pool typically open each year?

The pool generally opens Memorial Day weekend, weather and conditions permitting.

15. Are guests or babysitters permitted at the pool?

Yes, under the following conditions:

The pool is private and for exclusive use of homeowners.

Homeowners receive 20 visitor passes per year. Guests are charged $10 per visit.

Homeowners must remain present in the pool area with their guests at all times and are responsible for guest behavior.

Babysitters:

Babysitters must be 18 years or older.

A babysitter may attend the pool at no charge only when serving as the responsible adult for a homeowner's child.

Babysitters accompanying a homeowner are subject to standard guest fees.

Babysitters may not access the pool independently without a homeowner or designated child present.

Children age 17 and under are not permitted pool access without a homeowner or designated adult.

16. When are HOA meetings, and may homeowners attend?

An annual meeting and board election is held in April, as required by the covenants. The HOA Board also meets monthly, and homeowners are welcome to attend. 

17. Which homes are included in the Canewood HOA?

Homes within the HOA are located on the following streets (note that not all homes on each street are part of the HOA):

The Masters, Belfair Court, Muirfield Place, Double Eagle Court, Saint Augustine Court, Raes Creek Court, Bay Hill Court, Stonebrook Court, Snap Hook Court, General John Payne Boulevard, Canewood Boulevard, Agincourt Boulevard, Glass Circle, Ward Circle, Valhalla Place, Sawgrass Circle, Saint Andrews Way, Kiawah Court, Inverness Drive, and Rolling Brook Court.

18. Which homes are not part of the Canewood HOA?

The following streets are generally excluded from the Canewood HOA, though there may be limited exceptions:

Shinnecock Hills, Swilcan Bridge Way, Amen Corner Way, Paynes Landing Boulevard, Osprey Way, Quail Hollow Drive, Turtle Pointe Drive, Sea Pines Way, La Costa Drive, Christal Drive, Riddell Drive, Delissa Drive, Autumn Leaf Path, Acorn Path, Ada Mae Court, Julia Circle, Evergreen Path, Stone Wall Path, Tiburon Path, Mission Path, and Canewood Center Drive.

19. What restrictions apply to golf carts?

Golf carts used on the course must:

Be battery-powered (no gas carts permitted)

Display a trail pass, available from the Pro Shop for $500 annually

Use only approved tires; non-standard tires must be authorized by the golf professional

Use of carts on city streets is governed by local ordinance.

20. What rules apply to the pool?

Key pool rules include:

  • No glass containers
  • Alcohol must be purchased from the Canewood Clubhouse
  • No Bluetooth speakers or amplified audio devices
  • No hard sports equipment (only soft projectiles permitted)
  • No large, multi-person flotation devices
  • Waivers must be completed prior to use
  • No lifeguard on duty
  • No running or horseplay

21. Are pets allowed on the golf course or common areas?

Pets are not permitted on the golf course. Pets in other common areas must be leashed at all times and owners are responsible for cleanup and compliance with HOA rules.

22. Can homeowners host private events at the clubhouse?

Private events may be permitted subject to availability, applicable fees, and approval. Please contact the Clubhouse for event policies and reservation procedures. (502) 863-0034.

23. How are HOA dues increases determined?

HOA dues are established through the annual budgeting process and approved by the Board in accordance with the governing documents.

24. Can homeowners volunteer or serve on committees?

Yes. Homeowner involvement is encouraged. Committees and volunteer opportunities are periodically announced, and interested homeowners should contact the Board.

25. What should I do if I see children driving golf carts on the street or observe unsafe golf cart operation?

Streets within the community are under the jurisdiction of the City of Georgetown. The City has adopted an ordinance governing the operation of golf carts on public streets, including age, licensing, equipment, and safety requirements.

The HOA does not have enforcement authority over city streets. If you observe unsafe or illegal golf cart operation, including minors driving carts or reckless behavior, please contact the Georgetown Police Department so the matter can be addressed appropriately.
