Information for Realtors/Buyers and Current Homeowners


1) What are the Home Owner Association fees in Canewood?

As of 1/1/2020, $150.00 per month.

2) What do the Home Owner Association fees cover?

The pool, golf greens fees, and general maintenance and improvements of shared areas and assets.

3) Can homeowners opt out of paying fees?

No.  Canewood homeowners are obligated to HOA dues via the deed on the property.

4) Can a homeowner sell or transfer their portion of the golf membership/greens fees?

No.  Homeowners cannot transfer or sell their golf privileges.

5) Can a homeowner use their own golf cart?

The only carts allowed on the course must be battery powered (no gas carts).  A trail fee is required to use the cart on the course.  The fee can be paid per use or per season.

6) Can the pool be rented or reserved?

The pool is for the use of all homeowners and cannot be used to exclude other homeowners.  

7) We have a document that contradicts some information here.  What should we do?

Please contact the Board.  Many older documents and stipulations have been replaced or updated and the Board can assure you have the most accurate information to communicate to your clients.

8) What sort of items are restricted in the neighborhood?

Fences, basketball goals, work vehicles, signs, and home improvements are some of the regulated components in Canewood.  Please reach out to the Board for any details.

9) We are looking at a house that is in a different HOA.  Can we switch our HOA membership or join the pool or golf club?

Members of other HOAs cannot switch their membership to our HOA.  The pool is for exclusive use of the Canewood HOA members and no public/outside membership or use is available.  Canewood Golf Course does sell golf memberships that are open to the public.

10) Does the HOA provide coverage if our home is damaged by an errant golf shot?

No.  Homeowners within range of the course should be prepared to experience occasional damage from incidental play.  It is not the HOA or golf course responsibility to pay for damage or hold a golfer responsible for unintentional incidents.  Additionally, homeowners are expected to accommodate the general activities that are required to operate a golf course such as early hours mowing, human traffic on the course, etc.

11) We are buying/selling a home.  What should we do to register/deregister with the HOA?

Please see the documents section of this website.  New home owners should fill out the Canewood New Resident form.  This will handle the transition from previous owner to new owner.  Directing your buyer to this location will ease the transition.  Additionally, notifying the Board of your plans and providing new homeowner info is appreciated.

12) Is fishing allowed on the Canewood ponds?

No. For multiple reasons, fishing on any of the golf course ponds is forbidden. 

13) Are rentals of HOA houses allowed?

Yes, but there is a policy in place that details restrictions and requirements that landlords and tenants have to follow.  Please contact a board member for more details.

14) How does the HOA Board communicate with members?

Notices are sent via email and the Board maintains a private, members only site where violations, events, dues, and announcements are posted.  Dues can be paid via the website and members are encouraged to use electronic payment methods to reduce overhead and improve efficiency.

15) What day does the pool open?

The standard opening day window for the pool is Memorial Day weekend.

16) Can Homeowners have visitors/babysitters at the pool?

Homeowners have a limited number of visitor passes per year and visitors are charged $5 each.  There is a form for babysitters on the website.  Please note that a babysitter must be 18 years of age.  Children of a homeowner must be accompanied by someone that is 18 years old.

17) When are HOA Meetings?  Can I attend?

There is an annual election meeting that takes place in April (per our covenants) that typically takes place at the clubhouse.  The HOA Board meets monthly and any homeowner can meet with the Board during the monthly meeting.  If you have a project, approval item, or other issue, please submit your requests prior to the last week of the month.  Please reach out to the Board to schedule time on the agenda.  

18)  What homes are in the Canewood HOA?

Homes that are in the HOA are on the following streets (note that not all homes on these streets are in the HOA, but these are the streets that have homes in the Canewood HOA):   The Masters, Belfair Court, Muirfield Place, Double Eagle Court, Saint Augustine Court, Raes Creek Court, Bay Hill Court, Stonebrook Court, Snap Hook Court, General John Payne Boulevard, Canewood Boulevard, Agincourt Boulevard, Glass Circle,  Ward Circle, Valhalla Place, Sawgrass Circle, Saint Andrews Way, Kiawah Court, Inverness Drive, and Rolling Brook Court.

19) What homes are not in the Canewood HOA?

Homes that are in non Canewood HOA streets are as follows (there are occasional homes on these streets in the HOA but in general, these streets are excluded):  Shinnecock Hills, Swilcan Bridge Way, Amen Corner Way, Paynes Landing Boulevard, Osprey Way, Quail Hollow Drive, Turtle Pointe Drive, Sea Pines Way, La Costa Drive, Christal Drive, Riddell Drive, Delissa Drive, Autumn Leaf Path, Acorn Path, Ada Mae Court, Julia Circle, Evergreen Path, Stone Wall Path, Tiburon Path, Mission Path, and Canewood Center Drive.

20) What are restrictions related to golf carts?

Golf carts on the course should have a trail pass (available at the pro shop) at a cost of $500 per year.  They need to be battery carts (no gas carts are allowed) and any non-standard tires need to be authorized by our golf professional.  Carts on the city streets are governed by the city ordinance that can be found here on page 25, slide 27.
